Spray polyurethane foam (SPF) is the only insulation that simultaneously air seals and insulates — making it the premier solution for Miami homes where air infiltration of humid outdoor air is a major energy and moisture problem. Closed-cell spray foam expands to fill cavities, adheres to surfaces, and cures into a rigid, airtight, water-resistant layer with an R-value of approximately R-6.5 per inch — the highest R-value per inch of any residential insulation material.

In Miami's coastal environment, closed-cell spray foam provides an additional benefit: it acts as a Class II vapor retarder, preventing moisture-laden outdoor air from diffusing through wall and roof assemblies into the building's conditioned space. This is particularly valuable in concrete block construction (the dominant wall type in South Florida), where moisture can migrate through the block and create interior condensation problems on cold supply air ducts and exterior walls. Spray foam applied to the interior surface of concrete block creates an unbroken thermal and vapor barrier that standard batt insulation cannot replicate.

Spray foam application requires certified installers working with properly calibrated equipment — the ratio of isocyanate to polyol components must be precise for the foam to cure correctly and achieve its rated R-value. Under-mixed foam can remain tacky, off-gas, or under-perform thermally.
