Our tune-up procedure follows a 21-point checklist. On the electrical side, we test run capacitors with a capacitance meter (not just visually — a capacitor can look fine while reading 40% below rated capacity and be weeks from failure), check contactor contacts for pitting or burning, tighten all electrical connections, and measure motor amperage against nameplate ratings. On the refrigerant circuit, we check operating pressures and compare superheat and subcooling values to verify proper charge — this requires refrigerant gauges and is not something homeowners can assess without specialized equipment. On the mechanical side, we clean the evaporator coil with a no-rinse cleaner, flush and treat the condensate drain, clean the outdoor condenser coil, and lubricate any fan motors with serviceable bearings.
After the service, we provide a written report listing every measurement taken, any components that are marginal or approaching end of life, and our recommendation for each finding. If we identify a capacitor that's at 60% of rated capacity but still in spec, we'll note it and give you the choice to replace it preventively or monitor it. You decide — we just make sure you have the information.
